The PNW Demands a Gentler Approach

In the Pacific Northwest, the green and black stains covering your siding aren't just dirt — they're living organisms. Mold, mildew, algae, and moss spores thrive in our damp, shaded climate, forming thick biofilms that eat into paint, stain wood, and degrade vinyl over time. High-pressure washing blasts off the surface layer but leaves roots intact, meaning regrowth starts within weeks.

Soft washing takes the opposite approach. Using low water pressure (no more than a garden hose) combined with specialized biodegradable cleaning solutions, we kill mold, mildew, and algae at the cellular level. The result lasts 2–3 times longer than pressure washing because the organisms are eliminated at the root, not just knocked off the surface.

This method is safe for every exterior surface — vinyl siding, cedar shakes, painted wood, stucco, Hardie board, EIFS, and even delicate trim. It's the method recommended by James Hardie, LP SmartSide, and most major siding manufacturers.

Soft Wash vs. Pressure Wash

Many homeowners assume all exterior cleaning is the same. In the PNW, choosing the wrong method can cost you thousands in damage.

What's Living on Your Siding?

That green or black coating on your home isn't just unsightly — it's a health and maintenance concern.

Green Algae

The most common growth on PNW siding. Feeds on moisture and creates a slippery, staining film. Spreads rapidly on north-facing and shaded walls.

Black Mold

Thrives in perpetually damp conditions. Releases spores that can enter your home through windows and vents, affecting indoor air quality.

Mildew

Appears as grey-white patches on siding and trim. A sign of persistent moisture problems. Left untreated, it penetrates into paint and wood.

Moss & Lichen

Attaches to textured surfaces like cedar and stucco. Traps moisture against the material, accelerating decay and paint failure.

Our Soft Wash Process

1

Assessment

We identify the type of growth, siding material, and any vulnerable areas (painted surfaces, window seals, landscaping) before starting.

2

Plant & Surface Protection

All landscaping, outdoor furniture, and sensitive surfaces are pre-soaked with water and covered as needed.

3

Solution Application

Our biodegradable cleaning solution is applied at low pressure, coating every surface. It penetrates biofilm and kills organisms at the root.

4

Dwell Time

The solution works for 10–15 minutes, breaking down organic growth completely. This is what makes results last months instead of weeks.

5

Gentle Rinse

Everything is rinsed at garden-hose pressure, washing away dead organisms and leaving behind a clean, sanitized surface.

6

Final Walkthrough

We inspect every wall, eave, and trim piece with you. Any spots that need extra attention get a second treatment on the spot.

Eco-Friendly & Family Safe

Every chemical we use is biodegradable and breaks down into harmless compounds within 30 minutes. Our solutions are safe for your family, pets, and the Puget Sound watershed.
